The community of Orange Tree is a guard gated golf community located off Dr. Phillips Road. It features a private golf club which is considered among the locals as one of the most stern tests of golf in the area. The homes here were mostly built in late 70’s and mid 80’s with quite a variety of architectural styles.
With an average price under $400,000, Orange Tree is an elegant yet understated community. Winding roads with lots of pine trees, superb amenities, and convenient location have all played an integral role in this community’s popularity. A feature that often gets overlooked here is the lakefront recreation area with fitness center, basketball courts, gazebo, and picnic areas.
The Mediterranean golf villas here with tile roofs are some of the most sought after properties here. They’re reasonably priced with many of them offering golf course views and lawn maintenance is included as well.
St Ives, located in the northwest end of the community, is the newest and priciest section. They were built in the late 80’s and early 90’s with larger floorplans than the rest of the community. Prices currently start in the $600,000 range and it’s not gettin any cheaper.
17 sales took place at Orange Tree in 2007 with an average price of $377,500, an average price per square of $186.72, and average days on market of 137 days according to the MLS data. The lowest sale price recorded in 2007 was $253,500 and the highest sale price was $600,000 which was of course in St Ives.
As long as you don’t mind a home built a few decades ago, Orange Tree is a wonderful place to call home in Dr. Phillips. The feeling is of understated elegance when you drive through and everyone seems to be really friendly. You definitely enter into a comfort zone in this community.
