Several distinct pattern emerge out of the 2008 statistics for the 32819 zip code in the Dr. Phillips area. The current inventory stands at 45 months which is a huge surprise. The average days on market number is still on the rise and currently stands at 172 days. At the same time, average price per square foot shows a distinct pattern of decline with the number being $168 a foot.
The numbers are a bit of a surprise. This area which is comprised of popular communities such as Bay Hill, Torey Pines, Kensington Park, Wingrove Estates, Hidden Springs, Orange Tree, and Bay Park, has sold well historically and performed better than the surrounding areas. It seems sellers are becoming more realistic by coming off their asking price an average of 8%, but not seeing any result from it.
The other zip code in Dr. Phillips, 32836, has shown a steady improvement in the number of sales as well as Windermere which is zip code 34786 and Metrowest which is zip code 32835. We’ll have wait and see if this is a statistically anomaly or a distinct pattern to watch for.
