Bristol Park is one of the most popular communities in Dr. Phillips. It’s one of those neighborhoods everyone asks about when they start looking for homes in the area. The convenient location, spacious lots, and the mix of beautiful custom homes appeal to a lot of buyers in the $500,000 price range.

There’s been 7 sales in the past 12 months with an average price of $521,300 and average days on market of 151 days. Homes in Bristol Park are on average about 3,000 square feet and the average price per square foot for the 7 sales was $173.

The highest sale price was $595,000, the lowest was $467,000, and the median price was $527,000 in the past 12 months for 2007 and 2008.

It’s really a great little neighborhood and the only real difference between Bristol Park and it’s bigger cousin Brentwood Club is the lack of tile roofs and slightly smaller home sizes. It’s definitely tops on the list for the $500,000 price range in Dr. Phillips.
