Diamond Cove is a popular community in Dr. Phillips with homes built in the mid 90’s. I’m particularly fond of the David Weekley plans in this development but the Engel plans aren’t too shabby either.
The most desirable homes in this community back up to Sparkling Lake which is a gorgeous natural lake with lots of beautiful cypress trees. You can’t put motorized boat on it, but I bet ya there’s some good fishing out there. The homes here range in size from about 1,900 square feet to 3,200 square feet and have a contemporary design.
Nine sales have taken place in 2008 here with sale prices ranging from $335,000 to $477,500 and average price per square foot ranging between $131 and $175 per foot. The average price per square foot currently stands at $159 and average days on market at 235 days.
It’s taken a long time to sell properties here and I believe it can be attributed to sellers being unrealistic with pricing for a long time before coming to their senses. Diamond Cove has always sold well and should sell more quickly throughout the remainder of 2008.
