Sand Lake Point is popular community in Dr. Phillips with lake access to Big Sand Lake. I love the fact that you they provide a place to park your car and trailer at the boat ramp. For some reason most subdivisions don’t do this so you have to put your boat in and drive your car back to your home and then walk back to the ramp. You have to do it all over again when you get your boat out, but not in this neighborhood.
The homes here were built in the late 80’s to late 90’s and offer quite an array of different floor plans. Most of the homes here are priced below $400,000 so it’s in the range of most buyers and the lots are more spacious than it’s nearby counterparts which consists of Sand Lake Cove, Emerald Forest, and Diamond Cove.
13 sales have taken place so far in 2008 with an average price of $372,100. The average square footage of homes in Sand Lake Point is 2,400 square feet with the average price per square foot being $155.79 and the median price per square foot at $161.43. It took an average of 145 days to get the properties sold which is not that fast, but we are in a down market at the moment.
There’s also homes with frontage Big Sand Lake, but none have sold in 2008. They are quite a bit pricier so these numbers don’t apply to them.
All in all, Sand Lake Point is a great choice in Dr. Phillips. The only slight knock on this neighborhood is that none of the homes have a mailbox out front. I know, it’s just a personal preference but I don’t like having to get mail with everyone else. It’s too much like an apartment complex.
