Cypress Landing is a popular Dr. Phillips community which began in 1994 by Reiche Silliman. It’s a great location for those wanting to be near I4 and the 408 for the commute to downtown and east Orlando. I love the winding streets and mix of architecture. The most popular models here are by far the Savannah and the Lexington model.
The most desirable section is the Estate section where you have larger lots and side load garages. Brierhill Custom Homes also built homes in here in addition to Reiche Silliman.
Eleven sales have taken place so far in 2008 with prices ranging from $375,000 to $705,000 and average price being $495,000. It’s quite a big range, but the range in square footage which ranges from 2,483 sq ft to 3,786 could explain this. Price per square foot for these 11 sales ranged from $131 a foot to $186.21 with the average price per square foot being $162 a foot. It took an average days on market of 147 days to get these sales. It seems like a long time, but at least they’re selling. It’s saying a lot in this market.
