Phillips Landing is the closest guard gated community to Restaruant Row besides Vizcaya. While Vizcaya is closer, Phillips Landing offers homes on lots larger than Vizcaya.

Phillips Landing has 3 distinct villages with the most affordable in Heritage Bay with homes built by Park Square Homes, slightly higher priced homes in Bay Harbour built by ABD Development, and custom homes in the Estates command the highest prices. The most desirable locations front Big Sand Lake or Lake Serene.

There’s been 24 sales so far in 2009 with 16 taking place in Heritage Bay, 4 in Bay Harbour, and 4 in the Estate section.

Among the sales in Heritage Bay, prices ranged from $347,000 to $497,900 with the average size being 3,019 square feet and average price per square foot of $138.84 which ranged from 117.90 a foot to 166.43 a foot. These properties took an average of 132 days on the market to sell.

The sales in Bay Harbour ranged from $385,000 to $566,000 with the average price being $481,100. The average square footage was 3,028 square feet and it took an average of 81 days on market.

The sales in the Estates ranged from $597,500 to $950,000 with the average price being $835,625. The average size was 4,444 square feet and average price per square foot was $188 a foot. Theses properties took an average of 125 days on the market.
