Another Perspective on Windermere Real Estate Statistics At Year End in 2010

According to Altos Research, the town of Windemere, FL has seen a strong upward trend in median price, asking price per square foot, and average days on market, while the inventory of homes for sale has seen a strong downward trend.

The median price is much different than the one reported by Trendgraphix. Altos reports the median price to be $782,000 as of December 2010, while Trendgraphix reports the median price to be $255,000 November 2010.

A look at these numbers from a 7 day and 90 day moving average definitely provides another perspective on the state of the real estate market in Windermere.

Altos reports the Average List Price to be $1,575,283 and Asking Price Per Square Foot to be $$195. The Average Days on Market is 228 days and there’s currently 410 properties for sale. The Average Age of Listings are 13 years old.

38% of home listed dropped their price and 6% were relisted.

The median square footage is 3,844, median number of bedrooms is 4, and median number of bathrooms is 4.

As far as the trends, the median price is slightly lower than January 2010 and trending lower at the moment. The graph will show a dramatic trend downward in price per square foot. Looking at the graph illustrates the downward trend pretty clearly.

One good news in the report is that inventory is also showing a downward trend helping alleviate the surplus of homes on the market.
