Homes Sales in Sand Lake Hills

The community of Sand Lake Hills in Dr. Phillips has seen a healthy 17 sales since January 2011 with prices ranging from $110,000 to $205,000.

The average price was $168,100 and average price per square foot was $84.

The median price was $160,000 and the median price per square foot $80.98.

It appears that this popular community is still in demand even in this depressed market. Buyers typically gravitate towards this neighborhood because of the larger lots that can not be found in too many places in Dr. Phillips and excellent school district.

I also recently discovered that American Equity was original builder in Sand Lake Hills back in 70’s.

Hopefully, the real estate side of things will continue to improve in this community.

    Hi Hojin, for those of us who don’t know, what is the main intersection that defines Sand Lake Hills? In which part of Dr Phillips is it? Thanks.

    Sand Lake Hills is located in essentially smack dab in the middle of Dr. Phillips with Dr. Phillips Elementary, Southwest Middle School, and the Dr. Phillips YMCA within walking distance to many of the residents. The main roads that parallel Sand Lake Hills are Dr. Phillips Blvd and Apopka-Vineland Rd.. Both Banyan and Sandberry cut all the way through between these 2 roads, but speed bumps have been added to discourage locals in a hurry from cutting through.
