Buyers looking for homes in SW Orlando may find that many of the homes are on small lots with little or no trees. The lack of large trees is due to the fact that many of the subdivisions in SW Orlando were built on former citrus farms. Since citrus trees are notorious for attracting termites, developers typically just take them all down prior to development. As land prices steadily rose in recent years, developers have reduced lot sizes to make them more economically feasible. As a general rule, lot sizes tend to become smaller as properties become newer in SW Orlando. Another characteristic of newer communities is that the homes all look similar because many of them were built by tract home builders. The result is a community where the homes look pretty much the same.
The good news is that there are places in SW Orlando where you can find spacious lots with grand oaks forming a canopy over the landscape at South Bay, Winderlakes, Windermere Downs, The Lakes, Marina Bay, Lake Down Shores, and Kelso. Most of the homes in these communities were built in the 80’s and will require some updates but that’s the price you have to pay for a community with spacious lots and tall oaks in this neck of the woods.
Winderlakes has always been a popular community in Dr. Phillips because of its spacious lots, canopy of oaks that line the streets, convenient location near the intersection of Conroy-Windermere Rd. and Dr. Phillips Blvd., and attractive price. The lots here have plenty of grand oak trees scattered throughout and are mostly half acre to an acre so there’s plenty of space from your neighbors. One downside is that the northern most section of Winderlakes backs up to the Florida Turnpike so the noise pollution can get bad in this part of the community. The good news is that I’ve recently noticed some construction going on in this section of the Florida Turnpike that appears to indicate the installation of barriers to reduce noise but it hasn’t been confirmed and would check with local authorities on this one.
South Bay is the premiere community for those seeking spacious lots and oak trees in Dr. Phillips. It’s conveniently located at the corner of Apopka-Vineland Rd. and Sand Lake Rd. with “restaurant row” just a stone’s throw away. A unique feature of this community is the nature trail that runs behind many of the homes. You’ll find custom homes mostly built in the 80’s with a nice mix of floor plans.
Windermere Downs is a must see for those seeking to feel closer to nature in their home. The dense canopy of oaks create scattered clusters of light that shine through as if in a forest. It’s really a peaceful setting that’s unique in SW Orlando. The lots range from 1/4 acre to a full acre with plenty of grand oaks. The homes here were built in the 70’s & 80’s and will require updates but there are plenty of interesting plans to choose from. The deeded lake access to the Butler Chain of Lakes on Lake Down makes this community even more irresistible.
The Lakes and Marina Bay subdivisions in Windermere offer very similar settings with spacious lots and canopies of oaks alongside lake access to the Butler Chain of Lakes on Lake Down in a small community with a quaint and cozy feel. Both communities provide 1/2 to 1 acre lots with plenty of trees. The properties with frontage on Lake Down are the most sought after and command the prices at the higher end of the range.
Lake Down Shores is one of my personal favorites in SW Orlando. A quaint setting with grand oaks on acre lots along the eastern shore of Lake Down. Homes here were mostly built in the 80’s but some newer construction can be found scattered throughout the community. The convenient location off Hempel Ave. and lake access here are just the icing on the cake for this gorgeous community.
Kelso at Lake Butler can be called a little off the beaten path on the eastern most tip of Lake Butler Blvd. but the drive is well worth it when you arrive. Homes here were mostly built in the 80’s but many of the homes, especially the ones on Lake Butler are being torn down and rebuilt. The spacious lots, canopies of oaks, and lake access add even more appeal.
Each one of these communities have their own unique appeal and definitely worth a look for those looking for spacious lots, grand oaks, and just a natural setting to call home.
