The gated community of Westover Reserve in Windermere offers custom homes starting in the low $500’s in today’s market. It’s one of the only communities in this price range where all the homes are custom because it was built before it became popular for national builders to turn out a semi custom product.

With this in mind, you’ll find that the floor plans and upgrades are more luxurious to homes in similar price ranges such as Westminster Landing, Westover Club, and Cypress Landing. The great news is that these homes were not built much before semi-custom homes became popular, so you’ll find numerous modern features in these homes.

The 81 home sites vary from a quarter acre to a half acre, and custom builders include: American Southern Homes, Andrew Arthur Homes, Austin Homes, Brierhill, Christopher Wren, Craven Homes, David Moody, and the Curtis Group. Of these builders, only Christopher Wren, Brierhill, and Davidy Moody are still building today.

Westover Reserve is the perfect choice for the buyer who’s looking for custom features in a home that’s not priced much above $500,000. Since all the homes are custom, you’ll also get a much more varied look among the different homes which is an added bonus of a custom home community. You just can’t find a custom home community in the $500’s anymore. They’re all production homes where you can find the same floor plan all over town.

I’ve been putting a little spring cleaning action on my desk and found some floor plans from back in the day that might be useful for somebody. I ran across these plans for the Bel-Aire homes in Sand Lake Pointe phase IV & V.

Sand Lake Pointe consists of over 400 homes and provides lake access to where else, Big Sand Lake. Bel-Aire bought the property from the Heller Brothers citrus family in 1988 and began construction shortly thereafter in an economic climate that’s similar to our current environment.

Back then they had the S&L scandals and today we have the credit default swaps. In any case, Sand Lake Pointe continues to be a popular option in Dr. Phillips. I’m still not convinced about having everyone’s mailboxes in one place, but it’s a great community nonetheless.

Floorplans for Golf Ridge, Crestivew, and Horizons at Stonebridge Place Condominiums

Pulte Homes has built these floor plans in 3 communities in Metrowest. Golf Ridge, Crestview, and Horizons and Stonebridge Place are where these floor plans can be found. The square footage on these units are 1,050 sq ft for a 2 bedroom plan and 1,206 and 1,408 for the 3 bedroom plans. They’ve been hugely popular due to its attractive price point and were the only game in town until the condo conversions started taking off. I still say, these are a much better choice because of the quality of construction and location. All three communities have a community pool and gated entry, but my favorite out of the three is Golf Ridge because of the low condo fees, the grand oak trees that line the streets, and the detached storage unit that comes with each unit. The most desirable units in Golf Ridge offer views of the Metrowest Golf Course.

Here’s a few floor plans of the Estate Homes on Big Sand Lake at Vizcaya. It’s one of the newest and sought after communities in the Dr. Phillips area. Quite a few of the properties are 3 stories which is a rarity in these parts. They all have stunning Mediterranean flair but I still haven’t decided if I like the smaller lot sizes.

Originally, prices started at $354,900 and went up to $478,900 but currently prices stand much higher. You can click any of these floor plans to enlarge the view. Floor Plans for the Vizcaya Townhomes

The Townhomes at Vizcaya were originally built by ABD Development and priced quite reasonably. I believe the key phrase here is was but prices have become more reasonable with the declining market. The end unit plan Villa Amore which has 3 bedrooms, 2.5 bathrooms, sitting room, balcony, and 2,058 square feet was priced originally at $257,900. The Villa Bella with 4 bedrooms, 3.5 bathrooms, sitting room, loft, and 2,374 square feet went for $280,900. Finally, the Villa Cortina with 3 bedrooms, 2.5 bathrooms, loft, sitting room, and 2,646 square feet originally went for $293,900. They all offered tile roofs and 2 car garages but the lakefront premium for frontage on Lake Serene was $55,000.
